Wenatchee Condos: Year To Year Comparison


Since the first half of 2007 is now history, it seems to be a logical time to do a year-over-year comparison of condo inventory and sales for the region. This is a comparison of the first six months of 2006 over the first six months of 2007.

This includes Wenatchee, East Wenatchee and Leavenworth. There are 4 condos for sale in Cashmere, with no historical data for comparison. The picture at left is one of the condos available at 307 River St. in Cashmere.

Wenatchee condos:

New listings are up 91% (35/67)
Number of closed sales down 28% (38/27)
Average sales price up 9% ($173,229/$188,941)
Sale price to list price within 1%

East Wenatchee condos:
New listings are up 50% (16/24)
Number of closed sales down 20% ((15/12)
Average sales price down 4% ($190,293/$180/867)
Sale price to list price within 1%

Leavenworth condos:
New listings up 664% (7/84)
Number of closed sales down 16% (6/5)
Number under contract up 77% (9/16)
Average sales price up 26% ($204,917/$260,100)
Sales price to list price within 2%

Observations:
In spite of listing inventory being up dramatically, and sales numbers down, sale-to-list prices are holding pretty firm.

A large inventory of condos has recently been released, so we will watch the trend and see how supply and demand affects the list-to-sale price ratio.
