Wenatchee Condo Inventory 09/13/08






Here is some information and a couple links to details of the current Wenatchee Condo inventory. This inventory is for condos in the Wenatchee, WA market area only:

Wenatchee Condos Under 300,000:
Total of 37 units
Least expensive @ $92,900
2 bedroom, 1 bath, 790 square feet



Wenatchee Condos Over $300,000:
Total of 50 units
Most expensive @ $650,000
3 bedroom, 2 1/2 baths, 3922 square feet

To put this inventory in perspective, over the last 12 months there have been a total of 62 condo unit closed sales, only 11 of which were over $300,000. This would indicate a 4 1/2 year supply of condos over $300,000.

However, statistics can be deceiving so I did a "pending" sale search. There are currently 15 condo sales pending, 3 of which are in the $535,000 - $575,000 price range. These are the riverfront condos which are still under construction. All other pending condo sales are in the $229,900 and under price category. There is good demand for Wenatchee condos in the $200K and under price range.

Wenatchee Condo News: September 2008



Shelley Granger and I are very happy to announce the opening of our new Wenatchee real estate office. As is obvious from the logo at left, the name of our new company is Willinger Real Estate, a result of combining our last names (Williams and Granger).

I (Carol Williams) will serve as the office Broker and Shelley will be a managing partner with me. We are excited to go into this new venture to better customize our services.

Willinger Real Estate agents will focus on primary residential sales and listings, as well as multi-family and investor properties.

Wenatchee Condos Are Still Selling

Update: As of August 14, 2008, Shelley and I are now:





A current search of Wenatchee condo sales activity shows an even larger percentage of pending sales in relation to listings than my last report early in April.

Currently there are 25 pending sales on condos as compared to a total of 74 condos currently listed and active on the market. This includes two new condo listings in Cashmere.

The current pending sales range in price from $92,500 for a basic conversion 1 bed, 1 bath with 567 square feet to a luxury new construction riverfront condo at $625,000 for a 3 bed, 2 bath with 2396 square feet.

The current inventory of 74 active condo listings range in price from $92,500 - $650,000

I'm not going to post a link to the current pendings or active listings for single family homes but I will tell you there are 92 pending sales compared to 525 active listings. Although this is a lower ratio of sales to listings than in the condo category, I would venture to guess this is a far better statistic than most markets across the nation are experiencing.

As I've been saying... Wenatchee has a strong and diverse economy and Wenatchee real estate activity remains healthy. If you're looking for choices in the local housing market, there is a wide range of condos available to suit just about any budget.

Wenatchee Condos Are Selling

A search this morning indicated there are currently 20 pending condo sales in the local MLS, as compared to a total pending sales inventory of 105. This means that 19% of the current "Pending" sales are condos, yet condos only make up 12% of the total inventory.

So, in relation to the inventory of homes for sale, condos are doing quite well. All price ranges seem to be selling well.
7 (35%) are condos priced at $145K or less. (4 at $95,500 or less)
4 range in price from $179K - $239K
5 range in price from $335K - $399K
5 are riverfront condos ranging from $535K - $625K

Here are some other overall numbers I extracted this morning from the Wenatchee and East Wenatchee area of the North Central Washington MLS (NCWMLS). This does NOT including Cashmere, Leavenworth, or Waterville:
Total Residential Listings: 712 (including condos)
Total Residential Pending: 105 (including condos)
% of Listings Pending 15%

Total Condo Listings 74
Total Condos Pending 20
% of Condo Listings Pending 27%

If I take the condos out of the top equation, it looks like this:
Total Residential listings (excluding condos) 638
Total Residential pendings (excluding condos) 85
% of Listings Pending 13%

I'm actually seeing two points here:
First, in spite of a slow down in the market place, there IS significant sales activity going on. And, secondly, a trend toward a higher percentage of condo sales. I still contend, many of our condos are a great affordable option for those on a limited budget and I think the consumers are starting to get.

Our monthly SNAPSHOT, out of Pacific Appraisal Associates, shows overall number of homes sold year-to-date (as compared to 2007) down 23% and dollar volume down 33%. However, I don't think the dollar volume being down more than the sales volume means prices are falling. I believe it means there is a trend toward people looking for more affordable housing. The inventory of higher priced homes continues to GROW. Under the circumstances, I don't like talking about year-to-year comparisons at this point (2008 vs 2007) because 2007 was a frenzy and 2006 was even worse. We're getting back to a more sane market and that is a good thing!

Getting to the business at hand, here is an overview of the supply-by-price-range statistics (months of inventory anticipated based on current sales volume)
$ 0 - $95K 2
$95K - $135K 5
$136K - $165K 7
$166K - $195K 4
$196K - $250K 7
$251K - 300K 9
$300K - $350K 9
$351K - $400K 14
$401K - $450K 12
$451K - $500K 14
$501K - $550K 25

$651K - $700K 42
$701K + 11

So, you can see, in general, as the price goes up so does the month's indicated supply... with a slight dip in the $551K - $600K range.

Wenatchee Condos For Sale: As of 3/14/2008


As of today, March 14, 2008:

Here are links to the current inventory of Wenatchee area condos for sale.

Under $210,000: (33 total) There has been a new release of a group of condos under $110,000) in the recently converted and renovated Park Circle complex. These are 1 bed, 1 bath units with approximately 500 square feet each.

There will also be 2 condo listings coming up in Cashmere about the first of April, in the under $150,000 range. These will be fully renovated, 2 bedroom, 1 bath units in a 12 year old building.

Over $210,000: (38 total) Over half of these listings (18) are at the new Wenatchee waterfront "Riverwalk Place" development of condos, ranging in price from $440,000 - $650,000.

Activity, in general, has picked up as Spring approaches. There are currently 18 condos Pending, ranging in price from $89,900 to $625,000.

Leavenworth Condos For Sale: 03/14/2008

Here is a link to the current inventory of Leavenworth condos for sale. Prices range from $247,500 - $725,625. 1733 square feet is the largest in the group of units.

There are currently 3 condo sales showing pending, ranging in price from $229,000 to $455,000.

I have noticed some projects being pulled off the market, for lack of sales. Don't know if they plan to re-list or not.

Affordable Housing Post Challenged

My last post was about Wenatchee condos being the new "affordable housing" available. One reader took exception to the post and really ragged on me. Since it's buried in the comments section of the previous post and easy to miss, thought I would make it a post of it's own with my reply for all to read.

Anonymous commenter:
"how is that affordable? when wenatchee wages are not the same as seattle's? and the way of live here is totally different than there we can not have housing prices as Seattle and the rent is wa out of control here people are losing the rental to for closure so unless you are out there looking for a home or selling a home not a restate agent ether i mean a person that knows because i am going through all that sold my home for less than my real estate agent wanted me to had it on market for 15 months now that's good market yeah right my husband and i are needing to rent you know because when we bought this house 3 years ago it passed with flying colors on all inspections now could not pass same inspector funny huh so they are taking my prophet to pass inspection and leaving me with nothing for new home my husband has medical isues like conjestive heart failure how far is the reantal market for me now not so untill you liveed it you just dont know".

Carol's reply:
"Anonymous: Sounds like you've been through some challenging times. I couldn't ascertain a question in your comment, so I'm not sure how to respond.

I have no idea what your circumstances were and I wasn't involved in the marketing of your home so I can't comment on the issue of your home taking so long to sell and the problems associated with that. My experience that well priced homes (other than high end homes) were selling well.

My post was really directed at first time homebuyers trying to get started in the home buying process. Sounds like you've already been there and have had a difficult set of circumstances which required you to sell and turn to the rental market for housing.

Nevertheless, Wenatchee condos DO offer the most affordable, comfortable, opportunity to buy a home available. There are fully renovated condos starting at around $95,000. This IS affordable compared to single family homes and, in many cases, less expensive than trying to rent an apartment or home.

As for comparing our market to Seattle, there is no comparison. But, there are good paying and low paying jobs everywhere... and a full range of home (and rental) prices to serve the consumers. If you have a specific question for me, I'd be happy to try to answer it.

If you're just frustrated and need a place to rant that's fine too.
