Wenatchee: Affordable Housing IS Available

As home prices have increased at historicly high rates, there has been a loud cry from the community for "affordable housing". And, as the price of land increased, the builders said they could not afford to build "affordable" homes because the lot value ratio is just too high and it doesn't work financially for the builder or buyer.

Well, there IS, and has been, affordable housing available! Condos are the logical answer. It's not the dream home for most first time homebuyers but it IS a logical and practical first step. A condo can offer a much higher quality of living for a much more affordable price, and the tax benefits are a huge advantage over renting.

If you think you can't afford to buy a home or condo, think again. If you are a renter, you ARE buying a home... it's just that you are buying the home (apartment or condo) for your landlord. Your landlord is taking your rent check and making his/his mortgage payment. Why wouldn't you want to be making a mortgage payment for yourself... taking the tax advantages and cashing in on the equity when you're ready to move?

In seeing the need for an "affordable" option, several delopers and investors have answered the cry through condo conversions in the area. I've written about some of these conversions but here is a review of some examples of those conversions:

SunTerra condos
201 Pennsylvania have 1 bed, 1 baths starting at $92,900
2 bed, 1 bath starting at $129,900
2 bed, 2 bath starting at $138,900

Aspen Heights
220 Antles have: 2 bed, 1.5 baths starting at $129,900
2 bed, 1.75 baths starting at $139,900

River Street Condos (Cashmere)
307 River St. 2 bed, 1 bath starting at $139,900

NNA Ashland St.: 2 bed, 1.5 bath at $ 149,900

Vista Place
1100 Vista have: 2 bed, 1 bath at $170,000
3 bed, 1.5 bath starting at $174,900

Quail Run (not a conversion):
26 Quail Run: 2 bed, 2.5 bath at $189,900

Rocklund Drive
1826 Rocklund 2 bed, 1 bath $189,900

Parkside Condos (the only new construction condos under $200,000)
3 bed, 2 bath starting at $199,950

And, occasionally, there is a random condo for sale on #2 Canyon Road or Skyline Drive (at the Racquet Club). This is the only complex I know of where HOA fees are based on the size of the unit, not a set fee for all units.

So, rejoice... there is comfortable affordable housing available in Wenatchee. When you're on a limited budget you probably won't be able to get into the all American dream home with a picket fence. You can, however, buy "something" as a first step up the ladder.

Start by taking the first step and building equity in a condo... and begin to enjoy the tax benefits of homeownership!

New: Wenatchee Second Home & Vacation Rental Option

If you are considering a second home and are interested in a way to supplement the payments, a condo in Wenatchee could be a great affordable option. When buying a second home you will get the advantage of owner occupied financing, yet have a way of supplementing the carrying costs by renting your unit when you aren't using it.

Last week my business partner, Shelley, and I were awarded the listings at Parkside Condos in Wenatchee.

With the new events center scheduled to be completed this Fall in Wenatchee, there should be increased demand for accommodations to house these spectators and, therefore, there should be an excellent opportunity to supplement your condo payments by renting the unit on a nightly, weekly or even monthly basis through the year.

I anticipate high demand for these vacation rentals, which are so conveniently located in the northwest area Wenatchee. This is a far superior alternative to the motel scene! These will make excellent, affordable, week-end and vacation homes. AND, we can rent them out when the owners are not using them.

We will be working up some income and expense projections, but anticipate being able to rent these for between $125 - $150 per night. This will generate a significant income for the owners and offset the initial investment and monthly carrying costs of the units. Over time, I anticipate nice appreciation as well.

All units in this Parkside Condo complex are 3 bedroom (or 2 bedrooms and a den) and 2 baths. Here is a link to the full listing detail on the model unit for sale. This is an upper unit, listed at $209,950. Lower units are available for $199,950. The only real difference in the upper and lower units is the uppers have a little better view and the lowers are just slightly, but not noticeably, smaller.

I anticipate prices will go up in the Spring as the word gets out. These are an excellent alternative to the (much more expensive) second home / vacation condo rental options available in Leavenworth and Chelan.

Want to come over this winter and ski at Mission Ridge or do some cross country skiing? Buy now and you can still take advantage of all our winter activities. Come summer there is a whole new set of recreational opportunities to enjoy!

Quail Run Condos: Wenatchee, WA

Here is a link to two new condo listings in a development I haven't covered before. Quail Run condos in Wenatchee are conveniently located south off Washington Street. This development was established in the mid to late 80's.

There is currently listed a one level rambler style 2 bedroom, 1 3/4 bath, with 1159 square feet priced at $212,900. This building of the complex was constructed in 1989. This is a nice unit but priced at least $13,000 higher than any previous sale in this development. The initial impression in previewing this unit is excellent but I would caution any potential buyer not to be distracted by the furnishings and decorations. Those do not add actual dollar value to the unit. It is fluff.

The other unit currently for sale (constructed in 1984) is a two story townhouse style. This unit is a 2 bedroom, 2 1/2 baths. I love these townhouse units because the two bedrooms are upstairs and they both have their own bathroom. There is an additional half bath on the main (entry) level. Also, I appreciate the fact that the laundry closet is upstairs where the bedrooms are.

One other word of caution in considering this development would be to carefully review the resale certificate, including financials. I have been told the monthly dues have not covered necessary expenses and special assessments have been made. Association fees have been raised and are currently $200 per month.

Wenatchee's Parkside Condos


Here is a link to the current inventory of the new construction condos on Stella Street in Wenatchee. This complex is known as Parkside Condos. There are currently 4 units listed. There are several 4-plex buildings in this development and it is my understanding there will be more released as each phase sells.

These units have 3 bedrooms, 2 baths and run in square footage from 1127 - 1150. The prices are $199,950 for the two lower units and $209,950 for the two upper units.

Parkside offers a good grade of construction and amenities, but no common use clubhouse or recreation facilities.

Another recent condo conversion project in Wenatchee is the Sunterra condos on Pennsylvania Street , conveniently located near downtown.

Currently there are 12 units listed for sale, ranging in price from $92,900 for a 1 bed, 1 bath unit up to $142,900 for a 2 bed, 1.75 bath unit.

This is an older apartment building (constructed in 1965) that was recently converted to condos. Homeowner's Association Dues are set at $125.

Stoney Court Condos: Wenatchee


The Stoney Court condo development is coming along nicely. There are a total of 7 phases (buildings) in the total project and it is on a 2 year build out schedule.

Building Two was started first (address 1750 Central Ave.). It is nearing completion, with interior finishes being done at this time. All units should be available for occupancy by late November. There are four pre-sold units and four units still available for purchase in this first phase building. Prices for available units are from $293,900 - $302,900. Condos are selling, but buyers seem to prefer the newer construction. Of the 12 condos (in all price ranges) currently pending, 8 are pre-sales in the Stoney Court and River Walk developments. Carol's Picks:
My pick of the post among the under $250,000 batch of condos are the units on River St. in Cashmere. These have been recently renovated as a 4-plex conversion and offer the most affordable modern living in Cashmere. Cashmere is a highly sought after community and finding anything affordable that is not quite old is almost impossible.

Among the $250,000 and over batch, my pick of the post is the unit in the Cherry Lane development. This is a very attractive , highly secure, set of buildings. This particular unit has been extremely well cared for and has a fabulous view overlooking the confluence of the Wenatchee and Columbia Rivers and the entire Wenatchee Valley.

Stoney Court Condo Update: 7/28/2007


I stopped by the Stoney Court condo construction site in Wenatchee today to take a current picture. The siding is on building #2 (which was the first building started).

In the foreground you can see the foundation has been poured for the second building in this seven phase project.

For liability (insurance) reasons, I am not allowed on site or in the current building under construction yet. As soon as they allow, I will go in and take some close-ups of work in progress.

Wenatchee Condos: Year To Year Comparison


Since the first half of 2007 is now history, it seems to be a logical time to do a year-over-year comparison of condo inventory and sales for the region. This is a comparison of the first six months of 2006 over the first six months of 2007.

This includes Wenatchee, East Wenatchee and Leavenworth. There are 4 condos for sale in Cashmere, with no historical data for comparison. The picture at left is one of the condos available at 307 River St. in Cashmere.

Wenatchee condos:

New listings are up 91% (35/67)
Number of closed sales down 28% (38/27)
Average sales price up 9% ($173,229/$188,941)
Sale price to list price within 1%

East Wenatchee condos:
New listings are up 50% (16/24)
Number of closed sales down 20% ((15/12)
Average sales price down 4% ($190,293/$180/867)
Sale price to list price within 1%

Leavenworth condos:
New listings up 664% (7/84)
Number of closed sales down 16% (6/5)
Number under contract up 77% (9/16)
Average sales price up 26% ($204,917/$260,100)
Sales price to list price within 2%

Observations:
In spite of listing inventory being up dramatically, and sales numbers down, sale-to-list prices are holding pretty firm.

A large inventory of condos has recently been released, so we will watch the trend and see how supply and demand affects the list-to-sale price ratio.

Stoney Court Condominiums, under construction, at 1750 Central Ave (off N Western Avenue) in Wenatchee are currently scheduled to be completed in December. They will provide quality (one level) 2, 3, and 4 bedroom floor plans. All units will have either a 2,3, or 4 car garage and extra storage. Wenatchee Condos: May Closed & Pendings



According to the statistics I collected from our local Wenatchee MLS, during the month of May there were:
10 condos sold (closed)
10 went pending (scheduled to close)

Prices ranged from $126,900 to $625,000.

There is still a good supply of condos available in Wenatchee, Cashmere and Leavenworth, starting as low as $69,900 on up. The least expensive is in the Washington West condo complex, and the most expensive at Wenatchee's Riverfront condo development currently under construction near the Wenatchee waterfront.

Wenatchee Condo News

Over at my primary Wenatchee real estate blog , I talk about the area real estate market in general. Things have changed a lot in Wenatchee over the last couple of years and it occurs to me Condos are the new "affordable housing" option for people who feel they are, otherwise, blocked from the dream of home ownership.

From this day forward, I'm going to pay more attention to the condo sector of the market. I will continue to report on real estate in general, but also post current inventory of condos available.

There are currently blocks of "affordable" condos coming on the market, starting at $126,900. These are mostly existing condos and condo conversions.

There are also blocks of new Riverfront development condos currently being offered as pre-sales. These are NOT in the "affordable" category for the average home buyer (starting in the mid 400's), but will be an interesting and important segment of our market in the future.
